Window tax credit 2026

How much you deduct in 2026

First, the rates. The 2026 budget law, Law no. 199 of 2025, extended for another year the rates already in force in 2025. On costs paid during 2026 the income tax deduction is 50% where the work concerns the property used as a main home by whoever owns it or holds another right in rem over it, and 36% in all other cases. Those are the figures the Italian Revenue Agency publishes in its guidance on building renovation.

The same pair of rates applies to the two routes by which new windows are deducted, the renovation bonus and the ecobonus. What changes is the cap. With the renovation bonus the limit is on the spend, 96,000 euros per property unit. With the ecobonus the limit is on the deduction instead, and for windows complete with their frames the Revenue Agency summary tables indicate a maximum of 60,000 euros of deduction per property unit.

In both cases the amount is recovered in ten equal yearly instalments, one a year in your tax return. And in both cases what counts is the date you pay, not the date of fitting: from 2027 the same rates drop to 36% on a main home and 30% on other properties.

The two routes

Renovation bonus or ecobonus

Only one can be used on the same costs, as the Revenue Agency page on combining reliefs states. Which one is available depends on the windows you fit and on the thermal transmittance they reach.

Renovation bonus

This is the Article 16-bis TUIR route, the one most travelled when changing the windows of a flat. The cap is on the spend and the technical requirements are less demanding, but the descriptive form still has to be sent to ENEA.

Ecobonus

This is the Article 14 of Decree Law 63/2013 route. It requires the thermal transmittance limits in Annex E of the technical requirements decree of 6 August 2020, which vary by climate zone, plus certification by a qualified professional.

Shutters, roller shutters and external awnings have their own heading within the ecobonus, with their own technical requirements. If you change them together with the windows they usually follow the window works; if you change them on their own they follow their own route.

The difference that weighs most

A main home and other properties are not the same thing

The 50% does not go to anyone who happens to live in the house. The Revenue Agency ties it to two conditions that must apply together: the property must be a main home, that is, where whoever owns it or a family member habitually lives, and whoever claims must be the owner or hold another right in rem, for instance a usufruct.

It means that someone living in the house as a tenant or under a loan-for-use agreement can deduct the cost if they bear it, but stays at 36%. And it means that on a holiday home, on a rented flat or on a property kept available the rate is 36% even if you are the owner. Around here that matters a good deal, because between Martinsicuro, Villa Rosa and Alba Adriatica a great many houses are second homes: it is the first question we ask at the site visit.

How you get it

Four requirements, and none of them is optional

They are always the same four, for both routes. We handle three of them, the last is for your accountant.

Invoice in the name of whoever claims

The cost is deducted by whoever bears it, so invoice and bank transfer must refer to the same person. For VAT purposes the invoice has to show the value of significant goods separately.

Reference-bearing bank transfer

A bank or post office transfer with three items the Revenue Agency lists one by one: the payment reference, the tax code of whoever claims, the VAT number of whoever receives. If one is missing the deduction is not due. We give you the wording for the reference.

ENEA filing within 90 days

The descriptive form for the work has to be submitted on the bonusfiscali.enea.it portal within 90 days of completion. We fill it in and send it, and we hand you the receipt.

Ten instalments in your tax return

From the first available tax return you claim one tenth a year, for ten years. Invoice, transfer and ENEA receipt have to be kept: those are the documents you may be asked for.

What we do

We prepare the ENEA filing

It is the step most often skipped, because it has a short deadline and lives outside the building work. We collect the data while fitting, fill in the descriptive form on the ENEA portal within the 90 days and give you the receipt along with the invoice. We also tell you what to write in the bank transfer reference, which is the easiest mistake to make and the easiest to avoid.

A worked example

What it means in practice

An example with round numbers, just to show the mechanism. A spend of 10,000 euros to change the windows. If that flat is your main home and you own it, the deduction is 50%, that is 5,000 euros, coming back in ten instalments of 500 euros a year. If instead it is the house by the sea, the deduction is 36%, that is 3,600 euros, in ten instalments of 360 euros.

One point almost nobody makes clear: the deduction reduces the income tax you owe, it is not a refund paid into your account. If in a given year the tax you owe is lower than the instalment, the part that finds no capacity is lost and cannot be carried forward. That is the check to do with an accountant or a tax assistance centre before deciding how much to spend, and it takes ten minutes.

An ordinary bank transfer

A normal transfer, with no reference and no tax codes, does not count. The Revenue Agency is explicit: if one of the required items is missing the deduction is not recognised. Almost every bank already has the dedicated form; ask for it by name.

Paying cash

Cash and cheques are no good. For building works a bank or post office transfer is required, online is fine, and it has to leave before the job is settled in full.

Invoice and transfer not matching

Whoever claims must be whoever pays. If the invoice is in one person's name and the transfer leaves from another account without stating that person's tax code, a problem opens up that has to be explained if there is a check.

Forgetting ENEA

The form has to be submitted within 90 days of completion. Under the ecobonus it is part of the procedure. Under the renovation bonus the Revenue Agency has clarified that late submission does not lose you the right, but that is no good reason to skip it.

Adding two reliefs together

On the same cost you choose one relief only. If you carry out different works you can use more than one, but the costs have to be accounted for separately and each deduction wants its own requirements met.

Putting it off to January

The payment date is what counts. A transfer made in January 2027 gets the 2027 rates, even if you ordered the windows in November. That is exactly why we write on the quote when the deposit and the balance are due.

Window tax credit 2026: how does it work?

It is not a grant paid into your account, it is an income tax deduction. You pay for the work and in the following years you recover a percentage of the cost by reducing your tax, in ten equal yearly instalments. For costs paid in 2026 the rate is 50% if the property is your main home and you own it or hold another right in rem, 36% in other cases.

There are two routes: the renovation bonus, with a spend limit of 96,000 euros per property unit, and the ecobonus, where the limit is 60,000 euros of deduction for windows complete with their frames. Those are the figures published by the Revenue Agency in its guidance on building renovation and energy upgrading.

Which relief applies to replacing windows?

It depends on the windows you fit. The renovation bonus, Article 16-bis TUIR, has less demanding technical requirements and is the route most travelled on an ordinary flat. The ecobonus, Article 14 of Decree Law 63/2013, requires the thermal transmittance limits set in Annex E of the technical requirements decree of 6 August 2020, which differ by climate zone, plus certification by a qualified professional.

Only one can be used on the same costs: the Revenue Agency page on combining reliefs says that where a work falls under more than one relief the taxpayer chooses one. At the site visit we look at the transmittance of the products we propose and tell you which of the two is available.

Window deduction 2026: what changes between a main home and a second home?

The rate changes. On a property used as a main home by whoever owns it or holds another right in rem the deduction is 50%. On everything else, second homes included, it is 36%. A main home, in the Revenue Agency's definition, is the one where whoever owns it or a family member habitually lives.

The spend limit of 96,000 euros is per property unit, so if you work on two different flats the cap applies to each. On this coast the question comes up often, because a great many homes are second homes: let us clear it up before signing, not after.

What do you write in the bank transfer reference?

The transfer has to be by bank or post office and contain three items, which the Revenue Agency lists explicitly: the payment reference, showing that the payment is for works giving the right to the deduction, with the legal reference; the tax code of whoever benefits from the deduction; the VAT number or tax code of whoever receives the payment. If one of the three is missing the deduction is not recognised.

In practice almost every bank has a dedicated form, called a relief transfer or tax deduction transfer, which fills the fields in itself and applies the 11% withholding tax in force since 1 March 2024. We hand you the wording for the reference and our details along with the invoice, so you do not have to invent anything at the counter.

What do you need to get the window tax credit?

Four things. The invoice in the name of whoever claims, with the value of significant goods shown separately for VAT purposes. The reference-bearing bank transfer with the payment reference and tax codes. The ENEA filing within 90 days of completion. And the tax return in which you claim the first of the ten instalments.

If the route is the ecobonus you also need certification by a qualified professional attesting compliance with the requirements. We prepare the invoice, the reference wording and the ENEA filing; the tax return is done by your accountant or tax assistance centre.

In 2026, can you still get the discount on the invoice for windows?

Generally no. Since 17 February 2023 the invoice discount and the transfer of the credit have been blocked, and the Revenue Agency keeps them only for specific situations, including properties damaged by earthquakes in Abruzzo, Lazio, Marche and Umbria.

In the vast majority of cases, then, you pay the cost up front and recover it over ten years of tax returns. If someone in 2026 promises you the invoice discount on windows as though it were the rule, ask them which provision they are relying on.

When does the window tax credit expire?

The 50% and 36% rates apply to costs paid by 31 December 2026. From 1 January 2027, again according to the Revenue Agency, they drop to 36% on a main home and 30% on other properties, with the same 96,000 euro spend limit.

The delicate point is that the payment date counts, not the order or fitting date. If you are considering the work towards the end of the year, the transfer has to be made by December: on the quote we put in writing when the deposit and the balance are due, precisely so you do not lose the difference.

Is replacing windows ordinary or extraordinary maintenance? Do you need a permit?

In the permit-free building glossary, the decree of the Italian Ministry of Infrastructure of 2 March 2018, repairing, replacing and renewing external windows and doors are listed among permit-free works. If you do not change the shape and do not touch the structure, normally no building title is needed.

That does not remove the deduction, because Article 16-bis TUIR at letter (h) allows works aimed at energy saving even without building works. Watch out, though, for historic centres and listed properties, where the council's regulations can impose type, material and colour: we check that at the site visit, before ordering anything.

Does the deduction apply even without the ENEA filing?

Under the ecobonus the descriptive form is part of the procedure and has to be submitted. Under the renovation bonus the Revenue Agency has clarified that failure to submit to ENEA, or late submission, does not in itself lose the right to the deduction.

It remains a required step, it takes a few minutes and it removes one ground for challenge if there is a check. We send it within 90 days of completion on the bonusfiscali.enea.it portal and hand you the submission receipt.

What VAT is charged on replacing windows?

On ordinary and extraordinary maintenance works on residential property units VAT is reduced to 10%. Windows, though, are goods of significant value under the decree of 29 December 1999, like boilers, lifts, sanitaryware and security systems, and a separate rule applies to them.

The 10% rate applies to the goods only up to the value of the service net of the goods themselves, and the excess is charged at 22%. That is why the invoice has to show the value of significant goods separately: on ours you will already find it written.

Is the window tax credit really worth it?

On the tax side the sum is done by your income tax. The deduction reduces the tax due, it is not a refund: if the yearly instalment exceeds the tax you owe, the part that finds no capacity is lost and cannot be carried forward. With low income or with other deductions already running, it is worth doing the sums before deciding how many windows to change in one go.

Then there is the saving that does not go through taxes. A window that insulates well makes the heating work less in winter and the air conditioning less in summer, every year, and goes on doing so long after the tenth instalment is over.

How do you fill in the ENEA filing for windows?

You log into the bonusfiscali.enea.it portal, choose the year the works were completed and create the descriptive form for the job. For windows you need the before and after data: type of frame, transmittance, area of the window and whether it faces the outside or an unheated space.

The deadline is 90 days from completion. These figures are in the technical data sheets of the products we fit, which is why we fill it in ourselves: you receive the submission receipt to keep with the invoice and the transfer.
